I own a time share at Silver lakes vacation club, in Helendale, california. The only thing I owe them is a yearly maintanance fee. Each year they approach me to buy some additional up-grades, and each year I tell them That alI I want is for them is too give me my exchange week and thats all I want from them. Over the years I have developed a relationship with them which has become increasingly adverserial.

 

They keep coming up with more restrictions and fees, making it rediculous to continue to do do business with them. when I told them that I was going to list the time share and sell it, they told me that I could not sell it with out thier permission, and they weren't giving it. they also claimed that I was not eligible for any of the benifits of owning a timeshare there, which, one was anytime use of the golf facilities.They said I should have read the fine print. At that time, I had not paid my maintanance fee for the year 2004.

 

Some months later a mr. collions from the owners association called me and said that if I would pay the fee, they would allow me to trade the week as I had originally requested. I agreed to pay it. After paying the fees I requested the exchange as agreed upon by collins. They, then requested more money. when I called to get justification for additional money, larry bunch told me "f--k you", he said that he did not have to tell me anything, and that I should not call them again, because they refuss to talk to me.

 

I am stuck with a timeshare that I have to hire a lawyer to use. Is there anyone who can confront the sleezly, fraudulent practices of time share sellers?

they charged our credit card without permission, gave us a fake bond at the sale(unredeemable), stopped us from using trade with RCI was discontinued, Bunch threatened to shoot me with his 'great gun collection', because he 'owns this valley', etc etc etc, fee fraud, etc, we kept our atty on him but ignored our atty, now suing us in Indio!!! county. Is he on the run? We now have joined ATSLVC hopefully not too late...there is something really stinky there...bunch has PTSS Betty Leslie said after I reported his behavior. One time we dared to stay there a woman was in our unit when we returned from dinner smoking a cigarette saying she was the maid? Maybe we will counter sue also, if you can do that plus the group suit? don't know. There's more, but for now that is part of our nightmare with SLVCC.

They are and the place is scary!

Could the person who won in court please tell me how to go about fighting Silver Lakes? As mentioned on the post, they swear, yell and I have been lied to and my membership misrepresented. I had a paid up membership with a red week of exchange with RCI in a unit for 6 people that was going to expire (which was transferred to me by my parents at a fee of nearly $300 which was required by SLVC for the "title"). By lying, they convinced me to upgrade to a "perpetual" membership with golf. Then they charged fees to uplink to RCI. I called RCI and found out that RCI does not charge the resort any fees so the SLVC resort was just making up those fees to charge us more money. The one time I went to the resort, they charged me a fee to use the club. I asked at the club and was told that they did not charge my resort a fee--again, another way to get money out of us by SLVC. I was also told by SLVC that I had to have permission to sell my membership or pay them a large fee for them to do it. ( I made the mistake of paying an online company that sells timeshares and found out that they are also a rip off.) All I want is out of this place. I will never go there again. The time I did go, the accomodations were no better than a one star motel and RCI apparently agreed that their properties were not good enough as they eventually cancelled their "week" trade relationship with SLVC. Now the only thing you can get is points trading with RCI which is not as good as what I had in the first place. In addition, the yearly maintenance fees are very high, especially if you compare to what you get at other RCI resorts with similar fees.

I also have been scammed by these non professional, unfriendly Group. If you own one of these please call 805-456-3938 and leave message and your situation.


Justice will prevail and I have already sued them and won in court in Victorville. They owe me $3499 right now.
