Unfortunately, I have and am having the same trouble with Suntrust. I have almost lost my mind in trying to either get through to them or to get help. It is the most horrendously unimaginable process. I cannot believe they are allowed to treat people like this. My situation is basically the same as the first letter. almost identical. I also have a husband 60 years old who lost his business, 2 children, a sister terminally ill w breast cancer that lives with us. I can get NOWHERE! I wanted to write to the President (who i voted for) but it probably won't do any good.

I have had similar experience with SunTrust also. However, I will share with you the outcome of my story. In November, 2009, I missed my first mortgage payment. I am a real estate agent and specialize in helping homeowners avoid foreclosure. I spoke with Suntrust and eventually applied for a loan modification in January. Ok I submitted my paperwork and called at least once a week to get the status of my file. In March, I received a letter from a source stating that a foreclosure sale date had been set for May. In the state of Virginia, I know they will schedule a foreclosure sale date however I knew they could not foreclose while a loan modification is active. I asked them to postpone the foreclosure sale date and Suntrust said they would. However, every time I followed up with that, they never postponed it. Okay now we are in May, and the foreclosure sale date was scheduled for May 12th. I received a call from a negotiator, which I had never spoke with on May 8th, which was on a saturday, to inform me that Suntrust denied the loan modification. I asked him why and he stated not bringing in enough income. Well hello, that is the reason I was seeking loan modification in the first place! The negotiator stated that per the Investor, which was Fannie Mae, my only option was to reinstate my loan. I was driving at the time and I could not discuss in length about my file so I decided to wait until I got home where I had my notes and file and call back to discuss my file. I called when I got home and of course, they are closed on weekends. So the following monday, I called Suntrust and the rep who answered my call repeat the same answer. Per the investor, my only option was to reinstate. Because my specialty is along these lines, I asked to reapply for a loan mod and I was told I could not reapply. I advised them that I was going to put my house on the market to sale and I knew that it was going to be a short sale and they advised me they were not willing to postpone the foreclosure. I requested to participate in the HAFA program and Suntrust informed me at that time Suntrust did not qualify to participate in the HAFA program therefore I could not participate?! I asked them what does that mean that they could not participate in the HAFA program? The rep told me because Suntrust did not meet the criteria or HAFA's guidelines as a servicer, at that time, they could not participate in HAFA. I was shocked and had never heard of that before from bank! With that information, because Suntrust was my bank and they serviced my loan for Fannie Mae, I could not apply for the HAFA program. I asked to apply for a deed-in-lieu and they informed me that my house had to be on the market for at least 90 days. And you know the answer for that. I attempted every alternative that I was aware of at that time and Suntrust said no. They said, per the investor, my only option was to reinstate. I then contacted an attorney and filed for Chapter 7. I then received a letter from Suntrust stating that they may be willing to assist me before my bankruptcy discharged. I contacted them and was given a name and extension and I called that person twice and left messages and the person never called me back. At the bankruptcy hearing I had decided to surrender the house and I was contacted after the hearing by Suntrust to reaffirm and as I previously stated, that individual never called me back. They eventually petitioned the court to reinstate the foreclosure process and they foreclosed on my house in August, 2010. My frustration is not in loosing the house, it is the fact that as a homeowner, I was not allowed to pursue other alternatives other than foreclosure. As an American citizen who participated in part of the American dream for owning the home, I feel we as homeowners have rights that are given to us to seek out and pursue to the fullest before a foreclosure. Because of what Suntrust advised them and what I know about Fannie Mae, I believe that Suntrust wanted to foreclose all along. I am also going to file a complaint with Fannie Mae because if that is true what Suntrust advised me, Fannie Mae need to make sure that whatever bank is servicing their loans, they need to meet the criteria to participate in programs to help homeowners avoid foreclosure at all cost.

Through The Mod Loan Glass With Dewy, Cheatem & Howe's Jason Curry, Bank of America, Steve Curry, and Impac Mortgage, Impac Lending Services. Today’s corporate executive’s lack of ethics make John D. Rockefeller look like an amateur. I'm glad that complaints. com is providing this service. Exposes happen for a reason. Reasons like bad customer service or injustice. As the realization sinks in that in internet is a real time conduit of ones reputations, customer service will only be forced to get better.

“The public not only has the right to know what sort of person they are; it is the duty of the public to know.” Just tell it to The Man like it is. My hat’s off to you watchdog's who dare speak the truth and spit in the eye of those who think they are in charge. It's the people who are in charge. Here is effective and thoughtful work examining this most critical issue.

Indirectly, this “circumventuous” flapdoodle is right on the mark, as in-the-know citizens well understand.


The issue is that house prices have dropped. Why? Because of the mortgage fraud that manipulated them up in the mortgage fraud run-up of late 2003, all of 2004 going into spring of 2005. The mortgage fraud is a significant number of all the home loans. The problem is not just the sub-prime home loans. The problem is that people owe more than the home is worth. The symptoms of the drop in housing prices is foreclosures. The result is a fundamental problem to not only the occupants of a home but also the American economy and global economy as well. There is just way too much housing inventory out there for home prices to have hit bottom. Home prices will go down further as foreclosures continue to further flood the market. Borrowers that owe more than the value of their homes just walk away.


At one time good American townspeople correctly and effectively tarred, feathered and ran out of town on a rail these scoundrels. Be American, don’t get mad, expose these shysters, blog them, then tar, feather and run them out of town on a rail. Starting with Bank of America’s Brian Moyihan, James Emerick, Loraine Raymer, Sonja Wright, Linda Jordan, Thomas Ryan, Charles Holliday, Jr, Walter Massey, Temena McGee, Michelle Langley, Ashley Stix, and Brandon Coltin.


Asking if your lender a patriot or a terrorist is a valid question. Now a patriot is one who loves, supports, and defends one's country. A patriot loves his or her country and supports their country's authority and interests. A terrorist on the other hand, is one that engages in acts or an act of terrorism. Terrorism is the unlawful use or threatened use of force or violence by a person or an organized group against people or property with the intention of intimidating or coercing societies or governments, often for ideological or political reasons. Terrorism is the systematic use of terror especially as a means of coercion. Terror is a state of intense fear, one or something that inspires fear, a frightening aspect terrors of invasion, a cause of anxiety, worry, an appalling person or thing. That's all very clear and straight forward to me. That's all exactly how my family and feel from these home lenders.

Hi! We are in the middle of a very similar situation with Suntrust Mort. Did you ever get a resolution to this? We are faced with having no other choice but to hire an attorney which again will place a cost burden on us but have no idea what else we can do. I am in the process of writing to state and local officials, have emailed Clark Howard and Fox News. If you have any updated information I would love to hear it.
