Suite 26 Largo, Fl 33773 US www.unitedstatespropertyservices.com I was contacted by phone by a company by the name of United States Property Services. They offered to sell my property in Arkansas for $19,000. The person I delt with was a Dorothy Hanshaw. She assured me that she had offers on the table from buyers that would pay what I wanted for the property and I would recieve my money in 90 day's. But before she could sell it for me, she would need $800 to pay for title search, leans on the property,ect ect...Today, I find out that the "offers" were not available to me any longer. But the new guy, Michael Janczak that took over Dorothy's accounts told me if I wanted to give him $300 more dollars he had a buyer all lined up to pay $15,000 for my property. I told Michael that I did not recieve anything for the first $800 I paid them and I was not about to be taken twice. He then informed me there was nothing more he could do.!!! Beware of this fraudulant company! They will promise you the moon and the only moon you'll get is when they get your money and bend over and show you the moon!!! I have now been contacted by a Linda Walker from the United States Postal Services and hopefully she can do something about these crooks.. Scam artist, Manuel Parado, tried to extort 1700+.....I cancelled the account that he skillfully got the # for.....what a nasty fellow! The selling price was $37,000. He talked my 90 year old mother into calling her bank, with Sam Acevedo on the phone, and initiating a $2147.00 electronic funds transfer to USPS. I've called Mr. Acevedo's many times but to no avail. Was supposed to sell my property in Rio Rico, AZ after I sent him $500 to advertise it and have it appraised. Never heard from him again. In Aug. Tony Gonalez contacted me-"apologized" for no action from Mike Clifford-who was no longer with the company. For #1200+ ($900 refundable deposit and title fee) he had a buyer for my property -closing date Aug. 23. Well-I kept trying to contact him-called me and said he had been on his honeymoon-and the buyer that he had promised had fallen through. We do need to get a Class Action Suit-but I don't know where to start. I do not have that kind of money. The person's name was Tone Gonzalez. I have filed a complaint with the Attorney General's office in Fl. This a scam and all of us that have been contacted or given them money should flood the Attorney General's office with complaints so we can get these scams stopped. After promising me the moor and that he had a buyer for my property in Colorado, he wanted me to give him my VISA # to pay for a Deed and Title Transfer. He said he could get me my price for the 4 acres and the closing date was 11/15. He also stated that he would transfer me over to his legal department and our conversation would be recorded and that the call would be monitored by the state of Florida. When I would not give him my number, he said he hoped I would enjoy my Colorado property. He had my Name, address, phone #, cell phone # and the names on the property. I believe he picked this information up from a company called Equi-Max which he said went out of business. He even promised to get me back the monies I had paid them to list my property. He required $901 for deed and title transfer. He would not send anything in writing. The 1-888 phone number comes up as an "unknown caller" on caller ID. The same Michael Janczak requird $945 two years ago for marketing the land. We never heard from him again. Tony claimed he had to let Michael go. Ha! These guys are running a racket. Stay clear. They called my mom this morning with the same story. They had a buyer for her property in Golden Gate, Florida. In order to finalize the deal, they needed $300 to advertise for three months. This also guaranteed continued advertising if not sold within three months with the company paying the advertising fee. We have found this to be too good to be true and upon trying to contact them today, we found the telepone numbers have been disconnected. We contacted them several times to see what the progress and was assured that the property was still being advertised. Had the exact same results with a company called U.S. Land Services although did not lose as much with this one. Now both companies are unreachable by phone, mail or WEB. Both companies were listed as being in the Largo, FL area. I have contacted the BBB and the Consumer Protection Agency in the area and have reported both companies. The Reps I dealt with at the companies were Eric Garcia with US Property and Jeff Grospitch with US Land. They are probably the same bunch of crooks. M. She me there were buyers offering over $25000. In all I received five different phone calls. Three of those calls were their employees offering to list my property! They already had my money. After the third call nearly a year later I demanded to speak to a supervisor. After a long arguement he told me the first two employees had mismanaged my account. I agreed with him that they would list my property for free for another year and if it sold I would pay them $300 dollars. I was called by two more employees. The last call which was last month, they told me they had buyers and were closing on the other properties in the area in May but wanted $300 more from me. They took my property off their website months ago but still tell me they have buyers. I know they are liars. I wish I had never given them a penny. I want my money back. I am in the process of complaining to the State's Attorney. Anyone interested in a class action suit? If one has been started I will happily join in. The caller, Mary Devoe, stated that they have (15) interested buyers for my property in Fla. for a price better than (7) times the county's SEV. Man, am I happy, eh!!! She wanted a $498.00 deposit within (24) hrs to consumate the deal because developers are anxious to build. How many developers in Fla are anxious to pay that kind of cash in the market that exists today? As many as there are fleas on the sun I would say. Beware!!! He wanted our bank account# so he could verify funds for inpsections, etc. We asked for a contract and an escrow account. He refused, they want cash up front, and don't use escrow accounts. This has to be a scam! All I have to do is mail in the signed documents (yeah right!) so they can start financing with the buyer. They will make their $ off the financing, and the buyer pays closing costs & commissioning. Now, all I... have to do is pay $791 for document prep and processing. Oh, he also reminded me that this could be a tax write off. ( What they are trying to do is get you to pay for a property listing on their website... in some twisted, round-about, CROOKED way!). Don't fall for it. I have been contacted by these people also. After talking with Michael Janczak today and getting information/offer written down, I requested a written offer in the mail as I do not do real estate business over the phone. (I smelled a scam as they were stating they have a buyer, but the price they are offering is 3 times what the property was worth 2 years ago.) I will report back what I get in the mail if this is the scam it smells like. BTW, I did not give a credit card number or any promise of payment. Interested parties & potential offers does not mean "buyers waiting"!! The client was contacted after the twelve month period had expired and was asked if they wanted to renew their advertising at a discounted rate since they were unsuccessful at selling their property. The client was not "taken" for anything. Unfortunately we can't satisfy the world, or in this case the moon! They actually got an individual to contact her claiming he was a buyer interested in her property, though after questioning it was clear he knew nothing about it. United States Property Searches then threatened by mother with a lawsuit if she didn't go through with the deal. By the time I got involved, they had charged her over $800. I was and am furious that a business like United States Property Services can continue to exist that uses these kinds of predatory, deceptive and fraudulent practices. We are pursuing civil and criminal charges if they fail to rescind the deal and refund the money.
