After purchasing a Modular home from Pleasant Valley I felt the need to

help prevent people from making the same mistake I did.

First off let me summarize.... If you want steak you go to a steak house if

you

want a poor quality hamburger at an inflated price you go to McD's

Pleasant Valley is the McD's of home building.

First off the contractor that installed our house was the worst.

It seemed as though he had no idea what he was doing at times.

The list of code violations on the first inspection was staggering.

I'm talking electrical, plumbing, and structural.

And this guy was the factory authorized rep!

The house is built on "Superior Walls" (pre fab cement walls)

Time wise this was great, it took only 1 day to install them and 1 more to

put the floor in.

Problem...every time it rains good for a couple days the basement floods,

and there are no drains.

The floor is poured inside the erect walls and water pours right up through

the seems.

Next the home itself,

75% of the doors were hung so poorly they wouldn't close at all.

The kitchen floor was all marked like it was a scrap leftover from

something.

ALL and I mean ALL seems around windows and doors that were caulked

are completely separated, some 1/8"

The exterior paint has begun peeling after 6 months.

3/4 of the tile behind the sink has fallen off.

3 drawers and 2 cabinets have broken.

the drywall in 2 rooms has begun cracking in the corners.

This spring I started finding very large construction staples in my yard,

It turns out when they finished the roof they left staples covering the

roof.

And alterations! forget it. If you want to change even the minorest of

details it will cost

you a fortune. It cost us $300 just to move the door from one wall to

another.

The bad part is the house was no cheeper than a custom built home!
