I am sharing my bad experience with my builder Vensar Construction, Hyderabad from whom I have purchased a flat in one of their project Vensar Homes, Bangalore. I have very bad experienced with them. If any of you are willing to deal with this builder be ready for mental pains and horrible experience. (A) After getting the possession, for almost all the problems, I informed site supervisor, Mr. Shashidharan. When I saw that he has not satisfactory response to resolve issues, I wrote three letters to company MD, Mr. UV Ganesh and also handed over those letters to the supervisor. But in spite of giving letters, MD also did not show any interest to resolve the issues and even he did not bother to reply those letters.



(B) When we booked the flat they assured us about quality work but they handed over the flat to us, there does not seem any quality work whether it’s work of painting, flooring, electric fitting, doors, door frames and its fittings, tiling etc. What the quality items, they have used, can be imagined that screws they used, started rusting. What I experienced is that they know the value of their money, but do not know the client’s money value.


(C) If you are dealing with this builder, don’t be surprised if you don’t get the area what has been specified in the agreement.



(D) If you hire a lawyer to verify the documents and he/she tells you some points which should be included in your sales deed and may be helpful in future, then forget that those points will be incorporated in your sale deed.



(E) They will also charge you service tax and sales tax, when you ask the receipts, those will not be provided to you. And service tax which they are not supposed to take, they will take.



(F) For project completion, they extend completion date like any thing. When I asked about the delay, they asked about any builder who has completed their project on time.



(G) Even after two months moving in our flat, there is temporary light and water arrangements. And in common area there is no light. I have informed many times about open area of lift, due to hurry anybody can fall in that area and can happen anything, but they didn’t shown any interest to close that area.



(H) What is the client value in their eyes, it can be easily understood from the following incident. Initially I was purchasing drinking water from outside, after some time when I realized that it will not come even after one/two months, I asked to supply potable water, they asked me to use whatever water supply is there in the apartment. When I asked, if the water supply is potable, then why they are purchasing potable water from outside for their usage, in that case they didn’t have proper answer.



(I) Generally, every builder says that one year they will do free maintenance. After occupation, within 10-20 days, there was some leakage problem, after informing many times, when they came to stop the leakage, they asked us that problems will be resolved only once because it is not possible to come repeatedly.

this is a common experience in India should serve as a lesson to others to be doubly careful before purchase buyer beware should be the slogan as there is no worry for the seller
